Rob macalister (Darwin earthworks) owns leigh camp now he has his yard there now

im sorry don't know much on land zoning osh (other than their more of a hindrance than a help) etc. but couldn't you perhaps get a group of mates together or even by yourself procure the land as an asset not so much for a business, let a neighbour graze it on the proviso that he will move any stock out if you ring to let him know that its being used ( not sure of the size of the block) if its a big block moving stock wouldn't be an issue.
have all people entering the place sign a haz id form stating bout steep slopes sliding rolling vehicle damage etc to waver any legal problems they just pay cash and you don't advertise it as a business just word of mouth, then it would look more like your just a land owner letting people on to enjoy your land and the outdoors etc.

then all ya need to do is build a shed housing ablutions and a communal area tht could be labled as a workshop for you if you wanted to do anything there and if they ask questions as to why the ablutions just say your thinking of bringing friends and family up to camp there for holidays and you thought that it would be nice to have that there to use.

then eventually if you feel the need and see an opening for it you could then turn it into a official business.

just a thought dont crucify me on bits that arent possible not fully up with all the legal beagle stuff
